Rentometer, the nation’s leading provider of rental market data, has released zip code rent prices for select zip codes and metros throughout the U.S. This data spans 2019 through 2023, offering valuable insights into rental trends nationwide.

This dataset provides a longitudinal view of rental prices across the United States from 2019 to 2023. It contains the following key information:

  • Geographic Scope: The dataset covers rental prices for various zip codes across the U.S. for each year from 2019 to 2023. Each zip code is additionally coded by its corresponding Metropolitan Statistical Area (MSA) or Metropolitan Division, allowing for analysis of rental trends within broader metropolitan regions over time.
  • Building Types: The dataset differentiates between two primary building types: Apartments and Houses. This distinction enables comparisons between rental prices for these different housing options across the years.
  • Bedroom Count: The dataset further categorizes rentals based on the number of bedrooms, ranging from 1 to 4. This breakdown allows for an examination of how rental prices vary with the size of the dwelling over time.
  • Rental Metrics: For each combination of zip code, building type, bedroom count, and year, the dataset provides both the average rent and the median rent. This gives a comprehensive view of the rental market dynamics, including both central tendencies and potential outliers, over the three-year period.

The longitudinal dataset spanning from 2019 to 2023 is divided into two separate files: one for house rentals and one for apartment rentals. Each file is in a CSV (comma-separated values) or flat file format, containing 42,825 records for houses and 40,269 records for apartments, respectively. This structured format facilitates easy import and analysis of the data using various software tools. Combined, this substantial dataset offers a comprehensive view of rental trends across the U.S. housing market over a five-year period.

Starting in Q1 2024, we will offer quarterly updates to each of the apartment and house datasets, ensuring that the data remains current and reflective of the latest rental market trends. These updates will provide valuable insights into the evolving dynamics of the housing market, enabling stakeholders to make informed decisions based on the most up-to-date information."
