Rancho Coastal Properties, Inc. provides a full range of residential Property Management Services, including:

  • Thorough Tenant Screening: Our tenant checks cover credit scores, eviction history, criminal background, employment verification, and rental history, ensuring we select only the best tenants.
  • Eviction Guarantee: We call it our Risk Mitigation Guarantee.  In the rare event we do place a tenant who does not pay their rent and has to be evicted, we will pay 100% of the legal costs associated with the eviction process (to a maximum of $1,000).
  • Owner Portals: Access monthly property performance reports, tenant leases, inspection reports, and ongoing communication.
  • Rapid Response to Tenant Inquiries: We quickly respond to prospective tenant showing requests, maximizing interest.
  • Utility Billing Options: Choose from tenant sub-metering or Ratio Utility Billing (RUBS) for utility expense allocation.
  • Increased Cash Flow: We minimize vacancies and expedite move-ins to keep cash flow consistent.
  • Annual Preventative Maintenance Inspections: Complimentary annual interior and exterior inspections help ensure property upkeep.
  • Tenant Pet Screening: All applicants complete a Pet Screening profile, even if they don’t have a pet.
  • Timely Bill Payments: We handle property-related bill payments to ensure preferred rates and prompt responses to maintenance needs.
  • Maximized Rent Income: Through frequent market rent analysis, we keep your property competitively priced.
  • Advanced Property Management Software: Manage all aspects of your property through our leading management software.
  • Ongoing Tenant Supervision and Lease Enforcement: We supervise tenants to ensure they follow lease terms, protecting your investment.
  • Comprehensive Lease Administration: A detailed lease agreement and a move-in inspection report and pictures are included to prevent litigation.
  • In-Person Property Tours: We offer guided property tours exclusively; self-guided tours are not permitted to ensure safety and accountability.
  • Resident Retention Programs: Designed to keep tenants satisfied and increase lease renewals.
  • Monthly Owner ACH Direct Deposit: Receive your funds directly to your account each month, with reliable processing.
  • Complimentary Oversight and Project Management: We handle all work necessary to prepare your property for rent at no extra charge.
  • Tenant Responsibility Billing: All invoicing and billing for tenant-incurred responsibilities are managed by us.
  • Renter’s Insurance Requirement: New tenants are required to have renter’s insurance listing the property owner as an additional interest.
  • Prompt Maintenance Notifications: You’ll be informed immediately of maintenance requests from tenants.
  • No-Cost Lease Renewals: All lease renewals are handled at no additional cost.
  • Resident and Tenant Portals: Tenants can pay rent and submit maintenance requests online for convenience.
  • Frequent Communication: We’re readily available to respond to both owner and tenant needs.
  • Vendor Coordination: We organize, coordinate, and oversee all vendor service calls.
  • Detailed Financial Reporting: Monthly and year-to-date cash flow, income, and expense reports are provided, including vendor invoice copies.
  • Federal Year-End Tax Preparation: At no additional cost, we prepare federal 1099s and quarterly/year-end California Franchise Tax Board forms for out-of-state owners.

Property Management Fee Structure

  • Single Family Homes, Townhomes, Condominiums, and 2 to 4-Unit Properties:
    • 8% of monthly rent or 7% if rent exceeds $8,000 (minimum $175 per month).
  • Military Discounts: We honor the service of our military community by offering exclusive discounts:
    • 20% discount for active-duty military personnel
    • 10% discount for all military veterans
  • First Responder Discounts: As a heartfelt thank you for everything you do, we would like to show our appreciation:
    • 20% discount on property management services for all First Responders.

Note: Monthly management and leasing fees only begin once we’ve secured qualified tenants and rental income starts—we get paid only when you do.
