We asked a member of the team to share more about Performance Properties’ four decades in the Portland market, what they’ve learned along the way, and how they approach pricing, maintenance, and property performance today.

What markets does your company currently serve?

We serve Portland, Beaverton, Tigard, West Linn, Tualatin, Lake Oswego, Canby, Salem, Woodburn, Wilsonville, Hillsboro, Clackamas, Happy Valley, Aloha, and Milwaukie.

These are the communities where we live, work, and have built relationships over decades. We understand that each neighborhood has its own rental dynamics, and we use that firsthand knowledge to help owners position their properties competitively.

Tell us a little about your company. How long have you been in property management, and what types of properties do you specialize in?

Performance Properties Inc. has been serving property owners and residents for 40 years. We specialize in single-family homes, multifamily properties, apartment buildings, and commercial properties.

Over those four decades, we have managed through changing markets, shifting resident expectations, evolving rental requirements, and a wide range of property challenges. We have seen how small maintenance issues become major expenses, how pricing decisions affect vacancy, and how consistent communication builds lasting relationships.

How many units or properties does your company currently manage?

We currently manage approximately 550 properties across the communities we serve.

What drew you and your team to property management, and what continues to drive your work today?

We care about helping owners protect their investments and providing residents with homes they enjoy living in. Property management gives us the opportunity to do both through practical problem-solving, clear communication, and dependable service.

We understand the responsibility involved. For an owner, a rental property may represent years of savings, future retirement income, or a family home. For a resident, it is where everyday life happens. Those responsibilities deserve personal attention.

What continues to drive us is seeing how our work makes a difference: resolving a maintenance issue, helping an owner make a difficult decision, or getting a vacant home ready for its next resident. After 40 years, those relationships still matter deeply to us.

What sets your company’s approach to property management apart?

Our strength is the combination of deep local knowledge, four decades of experience, and hands-on service.

A national brand or a large corporate portfolio does not automatically translate into an understanding of Portland. Knowing a market through reports is different from living here, working in its neighborhoods, and managing its properties for decades. Our recommendations come from direct experience with the communities we serve.

We also have an in-house maintenance team that helps us respond quickly, coordinate repairs, and prepare homes for new residents, along with established vendor relationships when specialized work is needed.

We are confident in the value that combination brings. Owners should look beyond the lowest management fee and ask what they are receiving for it. Experience, responsiveness, sound judgment, and follow-through all affect the cost and experience of owning a rental property.

In your experience, when is the right time for a property owner to consider hiring a professional property manager?

Ideally, before a preventable problem becomes an expensive one.

Owners often reach out after a prolonged vacancy, a difficult maintenance situation, or the realization that managing a rental requires more time and attention than expected. Professional guidance can be valuable well before that point, particularly when preparing a property for its first tenancy or expanding a portfolio.

Oregon’s landlord-tenant landscape also requires careful attention. Owners need a management team that takes applicable requirements seriously, stays attentive to changes, and recognizes when qualified legal guidance is necessary.

When comparing companies, ask who will manage the property, how maintenance is handled, how pricing recommendations are developed, and how you will receive updates. The management fee is one part of the decision. The team’s ability to manage your property effectively is the larger consideration.

What are some of the biggest challenges your team encounters in property management, and how do you approach them?

Limiting vacancy, controlling maintenance expenses, navigating rental requirements, and balancing immediate needs with long-term property performance are ongoing challenges.

Our approach starts with identifying the issue early and giving the owner a clear path forward. For a vacant property, we review pricing, presentation, competing listings, and prospective resident feedback. We explain what the market is telling us and what continued vacancy means financially.

For maintenance, we draw on our in-house team and trusted vendors to assess concerns, explain options, and coordinate the work. Decades of experience help us recognize when a problem needs closer investigation and when a short-term fix may create additional expense later.

We also pay close attention to the resident experience. Responsive communication and dependable maintenance can support renewals and reduce avoidable turnover.

What makes the rental market you serve unique, and what should property owners know about managing rentals in your area?

The Portland area is a collection of distinct rental markets. A pricing or marketing strategy that works for one neighborhood may need to change just a few miles away. Property condition, layout, parking, outdoor space, and access to employment and amenities all influence how a home competes.

Local knowledge helps put those details into context. After 40 years here, we bring an understanding of the area that goes beyond a broad market average or an automated rent estimate.

Oregon’s landlord-tenant framework, along with requirements that can differ by jurisdiction, adds another layer of complexity. Owners should not assume that practices used in another state or city apply to their property. Details matter, and overlooking them can become costly.

Successful management here requires a team that understands the local market, pays close attention to applicable requirements, and adapts its approach to the individual property.

What advice would you give property owners who want to maximize the performance of their rental properties?

Focus on total performance. The highest asking rent and the lowest management fee do not automatically produce the best financial outcome.

For example, a home priced at $2,500 per month forgoes approximately $83 in potential rental income for every vacant day, based on a 30-day month. Two additional weeks of vacancy represent roughly $1,167 in potential income. That puts the cost of holding out for a small rent increase into perspective.

The same thinking applies when choosing a property manager. A lower monthly fee may offer little savings if poor follow-through, delayed maintenance, or extended vacancy creates greater costs elsewhere. Ask about the full fee structure, but also ask about experience, communication, maintenance resources, and local knowledge.

Stay ahead of maintenance, invest in durable improvements, and make the resident experience a priority. These decisions work together to support the property’s long-term performance.
